No expense spared for Sydney Harbour waterside luxury developments

London-based designer Tracey Wiles describes the units at this new Rose Bay development as the highest-specification residences she’s ever seen here.

It is said that if you have to ask the price, you probably can’t afford it, but that may not be the case with a new five-unit apartment complex in Sydney’s Rose Bay.

London-based designer Tracey Wiles, of Woods Bagot, who has been designing high-end homes in Europe for the past 20 years, says the homes on New South Head Rd, Rose Bay are the highest-specification residences she has ever seen in Australia.

“The elegance, drama and grandeur of the spaces is magnificent,” said Ms Wiles, adding that no expense was spared designing the five units, which range in price from $12m to $35m on 780 New South Head Rd in Sydney’s eastern suburbs.

The Kew Hillcrest development was designed by Woods Bagot for developer Positive Investment Enterprise, which has interests in China, Australia and the US. All apartments have views of Sydney Harbour.

Marketing agent Ben Stewart of CBRE said that, apart from the harbour views, the apartments – which have 3m and 4m-high ceilings, have views of the Harbour Bridge, Opera House and city skyline.

“The building is a historic transformation of a harbourside Italianate mansion with cutting-edge contemporary wings added,” he said. “Timeless, authentic materials and striking, glazed marble bridges link one time period and the next.

“Each residence has lush gardens surrounding them. Some residences have private ground-floor pools, while the penthouses have rooftop pools.

“Each over-scaled residence features three to four luxurious bedrooms, three bathrooms and multiple indoor-outdoor living areas for generous formal and informal entertaining.”

There are large island benches, butler’s pantries, and refrigerators.

“No expense has been spared to make these the finest residences of their kind,” Ms Wiles said.

Graceful living areas give way to sheltered outdoor balconies, expansive terraces, deep verandas and garden entertainment areas, creating multiple areas in which to enjoy the sweeping vistas, according to the developers.

The apartments range in size from 238sq m to 392sq m, with external spaces ranging from 77sq m to 370sq m.

Meanwhile on Sydney’s North Shore, developer Abadeen is capitalising on interest in up-market apartments with the soon-to-be-launched Mosman Residences. The art deco-­inspired building will have just 28 units on three floors and become a quiet home for downsizers and a younger crowd.

“Mosman Residences is the mecca of Mosman,” Abadeen founder Justin Brown said.

“There has been a real thought process behind the design of this project and the location.”

The development has good ­access to village-style shopping in the suburb, which is an aspirational location for Sydneysiders. The design has large balconies and a common rooftop garden, to capitalise on the “quintessential Mosman lifestyle and Balmoral Beach at your doorstep”, Mr Brown said.

The PBD Architects-designed residences are crafted with a focus on creating a warm environment, with the homes to also accommodate informal entertaining. And buyers appear keen.

“There is strong interest coming through over the past two weeks,” Mr Brown said.

Abadeen and its partners have projects across the Lower North Shore at sites including Crows Nest, Naremburn, Cremorne, Mosman and Neutral Bay. The Crows Nest and Neutral Bay projects – branded Koyo and Enso respectively and designed by innovative architect Koichi Takada – are well advanced.

Koyo will have 27 mainly three-bedroom apartments with luxury finishes, pitched mainly at downsizers.

The latest project, Mosman Residences, in Clifford St, starts from $1.3m for one-bedroom units and three bedders at $2.9m, with pricing on the penthouse yet to be finalised by agents CBRE.

Abadeen is also working on its site in Sutherland St, in nearby Cremorne. The Park Residences will have 11 two and three-bedroom residences, most of which are north facing, with views over Middle Harbour and Cammeray Golf Club to the west.
