Grande Pyrmont Bay Estate townhouse offers room for inner-city golf or cinema

A new inner-city townhouse with an $18m asking price has the potential to incorporate a bespoke cinema, recording studio, gym, wine room or golf simulator in its basement.

A brand new inner-city townhouse with an $18m asking price and the potential to incorporate a bespoke cinema, music recording studio, gym, wine room or golf simulator in its basement has hit the market through Chinese developer group TWT.

The four-bedroom, six-bathroom house covering 1221 sq m called Lockley Manor near Harris St, on the edge of the Sydney CBD, is the first of the larger houses to hit the market in the 11-house Grande Pyrmont Bay Estate ­development.

Billed as a heritage-based harbourside village lifestyle, construction of the low-rise Grande Pyrmont Bay Estate has been ongoing for the past three years.

So far seven smaller terrace homes have sold in the development across a former Pyrmont car park site, with average prices of about $7m-$7.5m.

Selling agent Murray Woods of McGrath Projects said the offer of separate basements in the development had been particularly ­appealing to buyers who comprised either downsizers, Australian-born Chinese or the international market. Also of ­appeal is the layout, with an ensuite ­attached to each bathroom.

The six-bathroom Lockley Manor, which was completed this month, was designed by TEAM2 Architects and comprises 635sq m of internal space as well as 395sq m of garaging including the 255sq m separate basement. Mr Woods said some buyers wanted to live in the city or near it and his most recent sale in the project was to a local family with three children who had been renting in the ­Sydney CBD’s northern Kent St.

“With the basements which have 3.5m-high ceilings, some buyers put in an extensive wine cellar, others a golf simulator or a cinema,” he said.

There are two more large terraces still to be released, including Liberty Manor, which covers 1400sq m and has an asking price of $20m. It sports six bedrooms and eight bathrooms as well as a private swimming pool and basement space of 316sq m that could be used for a wine room, gym or golf simulator space.

A third large-scale terrace covering 1196sq m with four bedrooms, four ensuites and two guest powder rooms called the Grand Terrace is also yet to hit the market. Its asking price is $16.5m.

Mr Woods said there was one smaller terrace still available in the estate for sale with a $7.5m price tag. It covers 626sq m, including a 215sq m basement.

TWT Property Group has completed several projects in Sydney, including serviced apartments at NewLife Bondi Junction and NewLife Darling Harbour.

TWT Property managing director Gavin Zhang said there was no other comparable residential living in the market.

“We believe that Grande Pyrmont Bay Estate is a character of its own,” he said.
