Former nursing home to be converted into lux apartments in Mosman

Veteran Sydney developers Michael Stokes and Allen Linz are targeting wealthy downsizers with the build of a prestige apartment complex housing oversized north-facing apartments in the elite Sydney suburb of Mosman.
The property developing pair are about to launch Eden, a 13-unit development topped by a $15m two-level penthouse that comes with an internal lift, as well as a couple of sub-penthouses beneath with a price range of $8.5m to $10m.
Six garden apartments that run from east to west – available for prices ranging from $4.75m to $5.75m – are also part of the four-level complex, offering views to Middle Harbour.
Construction at 5 Brady St, formerly the site of a nursing home, is about to start, and the completion target is the end of next year, according to Eden marketing agent Kirsty Freyer of Richardson & Wrench Mosman.
Melbourne designer Miriam Fanning, of the high-profile MIM Design group, has been appointed to design interiors and finishes. The kitchens will incorporate the upmarket Wolf and Liebherr appliance brands.
Somerset Development Group boss Michael Stokes, who has been a property developer in Mosman for 30 years, says the suburb needs more upscale housing for downsizers.
“It is massively undersupplied in Mosman,” he says.
Stokes says he expects the Eden complex to entice those people seeking transport and shopping convenience, given its proximity to Mosman’s main trade area of Bridgepoint and its specialty shops, as well as Harris Farm Markets and Aldi.
Freyer says she doubts that any buyers of the 13 Eden apartments will need to amalgamate.
“They are so large, these apartments, that we’re not getting people wanting to combine any of them,” she said.
Freyer, who is marketing the project along with Stephen Patrick, also of Richardson & Wrench Mosman, says the apartments are a minimum of 127sq m in size.
Marketing to a host of VIP purchasers has recently begun.
“We have worked with Mike Stokes and Allen Linz of Rebel Property Group to finetune a product that has been missing in the market for a very long time,” Freyer says.
“It’s all about size, aspect and proximity to amenities, and we offer all of that. It’s a boutique development of top-quality finishes, which the market demands, and it’s very exciting.
“And unlike Reverie complex [located at nearby Myahgah Rd, we have sun and light and those beautiful Middle Harbour views.”
Freyer says space for double-parking will be a facility available for all the apartments. The penthouse will feature four bedrooms and a separate study, while the sub-penthouses will have three bedrooms and separate studies.
Linz developed the $450m Pacific Bondi on Bondi Beach and has been involved in many mixed-use developments worth more than $2bn, while Somerset Development Group has been a boutique developer of luxury homes since 1999.
Eastern Suburbs contractor HSN will build Eden.
