A $165m healthcare precinct will be built in Adelaide’s north, including a new 120-bed private hospital and four-level specialist medical centre. See the designs here.

New designs for a $165m healthcare precinct at Playford have been revealed, including a new $93m private hospital to be operated by Calvary Health Care.

The first stage of the project, located directly opposite the Lyell McEwin Hospital on John Rice Ave, was recently completed, comprising of a $24m retail precinct with IGA, Medimart, Australia Post and other outlets.

A 450-bay multi-level carpark has also been completed, with SA Health taking half of the spaces through a long-term lease.

Work on the next stage will begin in the middle of next year.

It will include a $49m, 6000sq m specialist medical centre with four levels of radiotherapy, radiology, pathology, day oncology, pharmacy and medical consulting space.

The private hospital, representing the third stage, will begin by January 2023, and will replace Calvary’s Central Districts Hospital.

Canada’s NorthWest Healthcare Properties is spearheading the development through its New Zealand-based property arm Vital Healthcare Property Trust.

NorthWest projects executive director Chris Adams said the medical, retail and hospital precinct would deliver to the northern suburbs a range of new state-of-the-art health services.

“The 450-bay carpark and retail component will be open to South Australians from early December, marking the first activation of the Playford healthcare precinct that we are developing,” he said.

“Design of the $49m purpose-built specialist medical centre has significantly progressed and construction is expected to commence in mid-2022.

“We are thrilled to advise that it is already about 60 per cent pre-leased with key tenants Genesis Care, Radiology SA, Clinpath and Calvary’s day oncology unit already signed on. We look forward to announcing more services across the four-level development.”

NorthWest also announced the signing of a memorandum of understanding with Calvary Health Care to operate the private hospital, which forms the final stage of the healthcare project.

The $93m facility will feature eight operating theatres and up to 120 day and overnight beds.

There are also plans to connect the new hospital to the Lyell McEwin via an airbridge, enabling service delivery between the two facilities.

Construction of the private hospital is expected to begin by January 2023.

Calvary Health Care national chief executive Martin Bowles said the new hospital would bring a range of benefits to northern-suburbs residents.

“Being part of the NorthWest private healthcare precinct allows Calvary to offer additional benefits to the northern community including a new Calvary hospital, which will replace the current Calvary Central Districts Hospital, and, being immediately adjacent to the major public hospital in the catchment, the ability attract best in class surgeons and specialists.”

Last month Vital Healthcare paid $93m for Tennyson Centre – a specialist cancer centre on South Rd in Kurralta Park.
