Coastal property near Blueys Beach with house and subdivision potential hits the market

If you have to ask the price you probably can’t afford it, but an idyllic holding of near beachfront real estate on the Mid NSW north coast is about to hit the market for the first time in decades.
As domestic tourists increasingly focus on holidaying at home and metropolitan retirees and local families flock to regional coastal areas, a property near Blueys Beach has hit the market. The site has already been subdivided for separate housing and comes with price expectations of about $6m.
Veteran rural agent Chris Meares of Meares & Associates is about to start marketing the property at 44 Headland Rd, Boomerang Beach, which comprises a house as well as ten subdivided lots.
“Given its absolute uniqueness being arguably the best home site in the area, the size of the subdivision lots, the buoyancy of the market and the scarceness of quality property for sale it is expected that Headland Rd will sell for in excess of $6m,’’ said Mr Meares.
The property, which can be purchased in one line, is located 250km north of Sydney, and is close to a ribbon of beaches stretching from Elizabeth and Shelly Beaches to the north through to Boomerang, Blueys Beach and Seal Rocks to the south.
The popular Myall lakes are just west of the property, which sits atop the east and west dividing spur overlooking both Boomerang and Blueys Beaches.
Under the plan the buyer can bid for either the house and its home lot, the ten sub divided lots, or the entire package at an online auction starting on April 5 and closing April 7.
The property at 44 Headland Rd, Boomerang Beach, has extensive views to the north, east and south given its sits 40m above sea level.
The older-style homestead occupies a site of more than two hectares and includes a three- to four- bedroom home with two of the bedrooms sporting ensuites. It has parquetry floors, exposed beams and a slow combustion stove.
The local village of Boomerang Beach includes a mix of high-value beachfront dwellings, holiday cottages, low-rise strata developments and the local recreation club know as the Recky.
The Stocklands shopping mall in Forster is 15km to the north and the property is near hospitals including the Forster Private, and in Taree the Mayo Private Hospital and the Manning Base Hospital.
The 3.4ha site has development approval for subdivision into 11 lots ranging from 1,216sq m to 20,430sq m for the homestead lot.
Town water, mains sewer, mains electricity and NBN is available and it is envisaged that most of the houses constructed on the site will be two or three levels or a split level with garaging beneath the upper level living areas.
According to the information memorandum it is assumed the extension of services including road surface upgrades and concrete curbing will be constructed as part of any civil works program at the site.
“There have been few sales of approved subdivisions in recent times, mainly due to the shortage of supply of suitable land types, that is, on slopes or rises in the more sought after location,” according to the information memorandum.
Recent sales in the area include 17 Palmtops Ave, Elizabeth Beach, which sold for $1.8m in February last year. The property includes a contemporary residence with raked ceilings, fireplace and in-ground pool on 911sq m.
While a circa 1950 fibro three bedder sold for $2.4m in June last year. Fronting 5 Lethbridge Rd, Elizabeth Beach the 544sq m property featured a modest holiday cottage on the northern end of Elizabeth Beach.
