Boutique apartment project at Sydney’s Darling Point will tick all the boxes

The developers behind a boutique apartment project in Sydney’s exclusive Darling Point are holding fire on price guidelines ahead of its launch in February.

The developers behind a boutique apartment project in Sydney’s exclusive Darling Point may be looking to make the most out of their strategic investment as they wait on prices to rise over the next six months.

A Stanley Roth-led consortium, Yarranabbe Ventures, has received planning approval to develop an eight-unit residential building fronting 77-83A Yarranabbe Rd, Darling Point, but has declined to provide apartment price guidelines ahead of its launch next February.

This comes as new CBRE research reveals that high construction costs and a shortage of new apartments could see apartment prices jump by more than 20 per cent by the end of 2026.

Mr Roth’s project, 81 Yarranabbe, features six three-bedroom apartments, each comprising 300sq m internally, as well as two larger four-bedroom apartments, one of around 500sq m and the other about 600sq m in size.

All apartments include private garages for up to four cars with direct access to each apartment as well as private lift entrances and a 25m harbourside lap pool and private jetty.

“We believe there is strong demand for large prestige apartments in Sydney, so we jumped at the chance to consolidate three sites into a single north-facing waterfront allotment,” said Yarranabbe Ventures senior development manager Dan Maurici. The developers would not divulge the price paid for the triple site.

“This rare opportunity has allowed us to design a project comprising very large, single-level apartments that offer unparalleled amenity, luxury and uninterruptable harbourfront views,” Mr Maurici said.

“It represents a strategic investment in one of Sydney’s most sought-after locations, and we are committed to delivering a project that sets a new standard for prestige and design excellence. The project was designed by Alec Tzannes, of Tzannes Architects, and crafted to respond to the characteristics of the Darling Point peninsula. The five-storey residential building features two distinct, articulated wings overlooking about 1000sq m of private gardens. The design maximises privacy, preserves views and complements the surrounding built environment.

One of the design’s standout features is a single-storey frontage on Yarranabbe Rd, with the bulk of the building set into the sloping site to minimise street impact.

On the harbour side, the building’s setback form allows for generous communal and private open spaces along the foreshore. The design respects the harbourfront’s existing character, offering a cohesive and visually appealing addition to the Darling Point peninsula, according to a statement from the developer.

The development incorporates extensive landscaping on the building’s roof and facade, as a solar panel array and battery.

Julian Hasemer and Brad Caldwell-Eyles, of 1st City Real Estate Group, have been appointed as the marketing agents for 81 Yarranabbe.

Mr Hasemer said with the 45m north-facing waterfrontage, lap pool, private jetty, the wellness facilities and concierge, these homes will tick every box for the most discerning buyers.

Construction is scheduled to start after February with completion expected by April, 2027.
