Abbotsford Country House in Lyndoch hits the market

A luxurious country estate with sweeping views of the Barossa and Lyndoch valleys has hit the market.

A lifestyle and business opportunity is on offer in the Barossa Valley amid a boom in regional tourism and property investment.

The Abbotsford Country House in Lyndoch is set on 20ha of scenic Barossa hills country, overlooking the Barossa and Lyndoch valleys, neighbouring wineries and vineyards.

Julian and Jane Maul developed Abbotsford nearly 20 years ago when they retreated to what they describe as “heaven on earth” after their busy corporate careers in Sydney.

“Our dream of operating a boutique guesthouse in the country became a reality and we feel extremely privileged to have accommodated discerning guests from not only throughout Australia but the world over,” Mr Maul said.

“Our family has enjoyed an incredible life here at Abbotsford. Now it’s time for our hard work to be shared and potentially take a different format or be expanded under new ownership which will be so exciting to see.”

The Abbotsford homestead, which has stunning views of vineyards and distant hills, is a Georgian-style residence, offering large living areas and privacy for guests and hosts.

An additional two cottages comprise eight individual suites, each including spacious sleeping and sitting areas, large bathroom and ducted reverse-cycle air-conditioning.

The homestead is surrounded by expansive and well-manicured lawns, gardens including 800 roses, elegant stonework and established trees including a fruit orchard.

Other significant improvements include a farm shed, an extensive driveway, quality livestock fencing and a substantial solar PV system. Water security is also a feature, with extensive rainwater storage and bore water supply.

About 8ha of land has been soil-tested, showing “excellent suitability for vine plantings”, according to Colliers director Tim Altschwager, who expects the property to attract interest from a wide range of potential buyers.
