In a year when the value of the average house in Geelong jumped 25 per cent, price records were set in more than 20 suburbs. SEE THE LIST

Is this the fastest price growth in history?

The upswing in Geelong property prices has resulted in record house prices set in 22 suburbs and towns across the region in 2021.

In a year where home values increased more than 25 per cent, according to CoreLogic data, the top end of the market became more crowded as buyers looked to purchase in Geelong or on the coast.

Some of the records are among the highest prices ever paid for residential property in the region, while the number of top prices across suburban Geelong underscores the impact of high demand and low listings.

Not surprisingly, coastal towns saw records beaten in 10 locations from Clifton Springs through the Fairhaven.

New marks were set in Breamlea, Torquay, Anglesea, Aireys Inlet and Fairhaven, where Boost Juice founder Janine Allis traded the former Mad Max house on the Great Ocean Road for $10 million.

Anglesea’s Melba Pde posted two records this year. According to CoreLogic, 24B Melba Pde sold for $5m earlier this year, but 48a Melba Pde notched a $6.8 million sale become the new record holder.

The Bellarine Peninsula also had its share of the limelight, with $6 million sales at Ocean Grove and Point Lonsdale, plus top prices at St Leonards, Clifton Springs and Leopold

High Ridge Dr saw Clifton Springs’ record price jump from a touch over $2 million to more than $3.5 million after a flurry of activity early in 2021.

Four properties traded in as many months ranging in size from at least 3800sq m up to 4308sq m for a PK Studio designed home at 74-76 High Ridge Dr which sold for $3.6 million in July.

Street occupies a dress circle position high above the water, with a panoramic vista over Corio Bay, the You Yangs and Geelong.

Records tumbled in both blue ribbon and up-and-coming Geelong suburbs amid a surge of interest in high-end houses.

The first million-dollar sales were counted in Bell Post Hill and North Geelong, with the price breaking $2 million in Belmont and $3 million in Highton.
