A retail site in the heart of Burleigh Heads, which is on the market for the first time in more than six decades, is being hailed as a ‘significant development opportunity’.

A retail site in the heart of Burleigh Heads is on the market for the first time in more than six decades.

The building on Connor St is currently home to the Burleigh Heads Newsagency, Green Purple and Co Cafe and Kitchen, and the Burleigh Cafe.

It was built in the 1950s and originally operated as a chemist for many years.

CBRE has been tapped to sell the site, which managing director Mark Witheriff said represented a “significant redevelopment opportunity”.

“3 Connor has been owned by Ted Bartlett and his family for over 60 years, originally operating as a pharmacy since the mid-1950s,” he said.

“After identifying its highest and best use as a food and beverage outlet in 2014, this property exemplifies the evolution of Burleigh from a coastal village to a thriving retail and lifestyle hub.”

An expressions of interest campaign, managed by Mr Witheriff and Nick Kennedy, will run until October 23.

Mr Kennedy said the Connor St site represented a ‘strong income stream” as well as development possibilities given the dramatic changes occurring in Burleigh Heads on the back of significant development.

“After achieving a strong result for the adjacent property, we anticipate substantial interest from investors, developers, and potential future owner-occupiers who want to secure a strategic foothold in this location,” he said.

“Burleigh Heads has emerged as one of the most sought-after residential suburbs in southeast Queensland, witnessing the development of exclusive residential towers and accommodation offerings, including the prestigious $450 million five-star Mondrian hotel.

“Furthermore, the forthcoming Gold Coast light rail extension will significantly boost visitation to the area by over 25,000 people, further enhancing the suburb’s appeal.”

Stage 3 of the light rail is expected to be completed in late 2025.

The listing follows the sale of the 202sq m parcel at 1 Connor St, which is anchored by the iconic Tropicana cafe and fronts the Gold Coast Highway.

It sold in August but is yet to go unconditional, with both the buyer and price undisclosed.

It had been owned by the Ross family since 2020.

The property’s zoning allows a building of up to four floors.

The tenants, Burleigh Tropicana and Mr Kebab, are on monthly leases and the net rent is $401,000.
