Strand development: Maidment Group to proceed with Marina Residences tower

The most luxurious apartments seen in the North are set to be built in one of the region’s best development sites. Check out the stunning pics.

The first major high-end residential tower in more than a decade is being launched in Townsville with its developer declaring the economy has never been better.

But if you want the most luxurious apartment the region has seen, you will need to be cashed up. Prices, though starting from $1m, are expected to go well into the $2m bracket and beyond.

Maidment Group is proceeding with the Marina Residences apartment tower, the second stage of a project in Mariners Dr in the Breakwater marina precinct.

Eight marina townhouses in stage one all sold off the plan for prices in excess of $2.4m.

The apartment tower will provide 18 “sky homes” across seven levels with magnificent views over the marina, along the Strand and out to Magnetic Island with each unit embracing a northern aspect.

Maidment Group managing director Glen Maidment said the underlying fundamentals of job creation and economic conditions in Townsville had never been better and there was little high end property like this available.

“These apartments come off the back of the town houses. It was a highly successful selldown for us. If we’d had eight more we would have sold them,” Mr Maidment said.

“That upper end of the market is definitely still going well in Townsville. There are a lot more purchasers in that price bracket than everyone anticipates. They are predominantly local people wanting to upgrade.”

Award-winning architect Bureau Proberts, involved in high-end residential developments across South East Queensland for 30 years, has designed the building.

Maidment Group says it represents a defining step forward for residential development in the region, rivalling the best on offer across Australia.

Defined by a curved form, the tower incorporates extended concrete slab transitions, glazing walls, off-form concrete and vertical blades and screening, complementing its location.

Three floorplans, ranging from 225sq m to 254sq m, will be available, although two penthouse apartments have enormous near 500sq m footprints.

Each sky home will incorporate fit-outs characterised by Gaggenau kitchen appliances, engineered timber flooring, imported stone and bespoke joinery.

Maidment acquired the site where Mirvac gained approval for a 15-level 71-unit tower in 2009 — the height at the time causing an uproar — before the national developer withdrew from a Townsville market it considered too shallow.

Maidment Group has opted for lower density and a more high-end development.

Mr Maidment said they had retained the full council approvals for the site but would make some changes to accommodate the larger floorplans.

He said they had an extensive list of registered buyers flowing from stage one who would be given access to information on apartments ahead of a release to the public late next month.

Mr Maidment said the building industry was looking to an easing of labour, cost and supply chain issues seen through the pandemic.

“We have builders who are very keen to get going on this project,” he said.

“I do anticipate the vast majority (of apartments) to be sold in the very near future.”
