Businesses looking to spread their wings with more office and storage space are well advised to check out Townsville’s newest warehouse complexes, before they are snapped up.

Located at 25 Greg Jabs Drive, Garbutt, Townsville Enterprise Park opened five weeks ago, offering 16 cutting-edge units varying in size between 124 sqm and 230 sqm.

The high-clearance workspaces feature fully airconditioned Mezzanine offices, 4m x 5m automatic roller door access, allocated parking, PWD toilet and kitchenette, are fully equipped for power, water, data, lighting, and some tenancies have glass shopfronts with branding opportunities.

There has been a rush by businesses to secure positions since the 16 units hit the commercial market, with half of the units leased already.

The strong demand comes as no surprise to Townsville Enterprise Park co-owner and co-director David Horton, who along with his fellow co-investors spent a little over $1 million in to purchase the ideally-located land 2.5 years ago, and $5 million overall to deliver the project.

“Very happy with the uptake so far”, he said they were getting regular inquiries and converting a few of them.

“It’s more than a storage facility. It’s (also) got an environment to work out of quite easily … you’ve got your Wi-Fi, your office all fitted out, and your own individual bathroom,” Mr Horton said.

“We’ve actually had a lot of interest from a variety of different parties. Typically, it’s people like trades people who require some storage space, and an office environment to work out of for example, electricians and plumbers, and some people use it for storage only.

“We’re located just at the back of the Domain Central, so we feel like we’re going to get some more tenants (in the precinct) that are going to be seeking overflow storage space.”

He described Townsville’s economic environment as “ticking along fairly well” at the moment.

“There’s definitely businesses out there that need space. They all seem to be travelling along pretty well,” he said.

Colliers sales and leasing executive Aaron Power is helming the exclusive marketing campaign for Townsville Enterprise Park.

“We’re five weeks down through the campaign, and we’ve already got eight tenants. There’s a strong demand for that sort of product,” Mr Power said.

“There might be other industrial units of similar size (around), but nothing is spec’d like these, they are a really nice product … neat as a pin with mezzanine offices, some ground floor showrooms, and are very well located.”
