A surprising new chapter has begun at a long-shuttered Railway Estate landmark after serving local residents for many decades as a convenience store and cafe.
Located at 53 Tenth Ave, the Tenth Avenue Convenience Store and Cafe was unable to find a buyer when it was put for sale in 2022, before the Woods family purchased it in February.
They undertook $160,000 worth of renovations to transform the property into a boutique psychology clinic called Home of Health on Tenth, while a one-bedroom unit at the rear now operates as an Airbnb.
The property also boasts a four bay shed able to be rented for storage, and has plans for future “hole in the wall” coffee shop – much to the delight of residents pleading for a food and beverage option in the area.
A painter and decorator by trade with experience renovating numerous homes, practice manager Steve Woods worked hard to transform the historic property.
“What we’ve done is stripped it, demoed everything and essentially renovated it to complement the era, which is circa early 1900s. Now it’s a psychology clinic at the front of the house, it’s three offices, and a conference room,” Mr Woods said.
His wife and founder Home of Health on Tenth, registered psychologist Chloe Woods has operated the clinic since March, using an evidence-based approach to support clients in overcoming life’s challenges, she offers individual therapy, couples therapy, group therapy, along with psychological assessments and consultations.
Delighted by the building’s transformation into a homely setting, rather than a clinical environment like a doctor’s surgery, she was looking to recruit two other psychologists to join her at the clinic.
After gutting and renovating the property’s “really run down” one-bedroom unit, Mr Woods said they experienced tremendous success over the past five months since listing it on Airbnb – achieving “superhost status”.
“Through town planning and council, we’ve got a provision to put a hole in the wall coffee (shop), so that’s what we want to do next … with footpath seating,” he said.
“There’s not a lot in this area in terms of coffee and food (and) we’ve had a lot of people walk past while during renovations inquiring about coffee.
“We’re hoping to have it open by mid-next year. It’s going to be called Railway Espresso.”
With two schools and a kindergarten nearby, the coffee shop is sure to be popular with its breakfast and lunch time menus to offer a variety of foods including wraps, doughnuts, coffee, frapes and thickshakes.
