Cairns real estate: Stage one of Kroymans’ Pinecrest released

The first stage of a much-anticipated Cairns residential subdivision has now been released, with 48 giant-sized lots up for grabs.

THE first stage of the much-anticipated Pinecrest residential subdivision at Mt Peter is set for release on July 24, with 48 large lots priced from $210,000 in the precinct named Rocky Creek.

The project is being marketed by Ben Johnston of the Property Shop, who said there had been very strong interest pre-release in the first stage of master planned 1500 lot development.

Developer Frederik Kroymans has moved quickly on the project.

He has plans to relocate from Townsville, where he has undertaken several large developments, to a new home base at Rocky Creek.

Pinecrest is off Cooper Rd, south of Edmonton, a 15 minute drive south of Cairns.

“The backyard is back,” declared Mr Johnston.

“Interest has been very, very strong, locals looking to upsize and modernise and we’ve sold 12 blocks without even officially releasing it.”

And the big selling point is simple - the average lot size is 1000 sqm.

“Rocky Creek will be the only stage to feature lots of this size, and probably it’s the last time we’ll see lots of this size available in a new subdivision in Cairns.

“It just doesn’t happen anymore,” Mr Johnston said.

“There is demand for bigger blocks, they’re not making any more land, and the bigger the block, the better off you are long term.

“Earthworks are well and truly under way and it is a truly unique opportunity to have a big house with a shed, a pool, and still room for a trampoline, two dogs, three kids and some chooks,” he said.

“Roads to the CBD are upgraded all the way, it really doesn’t get any better. It’s a beautiful spot.”

He said Rocky Creek had tropical surroundings and mountain views, and would include a number of outdoor recreational areas lining the freshwater creek winding through the estate.

Plans include playgrounds for children of different ages and a dog park.

The development also encompasses plans for new schools, a shopping precinct, aged care facilities and a child care centre.

Mt Peter is among the top 20 Cairns region suburbs for price growth in the past 12 months, with a 10.3 per cent rise – compared with a 1.3 per cent annual change over the previous five years.

Underscoring demand for Mt Peter, across the greater Cairns region, the median home value was $383,400 whereas it was $469,375 for Mt Peter.

Across the top 20 growth suburbs, a total of 11 were southern suburbs.
