Western Sydney council approves St Marys transformation

A western Sydney suburb will become the “strategic centre of Western Sydney” and its population increase by 700 per cent to coincide with a new metro line.

St Marys will become the “strategic centre of Western Sydney” under a newly endorsed plan by Penrith City Council, with the town centre expected to grow from 3500 people to more than 25,400 people over the next 20 years.

Penrith City Council has approved a master plan for St Marys Town Centre, with the suburb-turned-city to include walking and cycling routes, co-working spaces, up to 61 metre high apartment buildings, multi-level car parks, and a new central park.

The proposed plan will see populations jump from 3753 to 25,470, jobs from 4400 to 12,760, and dwellings from 1913 to 11,220.

The draft Master Plan would see St Marys Town Centre grow to accommodate more homes, businesses and jobs, providing theoretical capacity for nearly 1.5 times more dwellings than the existing planning controls.

The development will coincide with the construction of the new Sydney Metro – Western Sydney Airport rail line, set to open in 2026.

Penrith Mayor Todd Carney said the project was shaping up to be “something special.”

“I’m absolutely thrilled that the Master Plan has now been endorsed,” he said.

“Collaboration has been a vital part of ensuring we are on the path to success in St Marys – an area home to more than 3,500 people and projected to grow to 25,500 over the next 20 years. The Plan also seeks to facilitate more than 8,360 new jobs in St Marys and around 9,300 new dwellings constructed by 2041,” he said.

“One of our oldest suburbs brimming with rich character and history, St Marys will quickly become a bustling strategic centre of Western Sydney and continue to draw residents, businesses, investors, shoppers and visitors.”

Under the proposed master plans, St Marys would incorporate many features commonly seen in the CBD, such as a dedicated bike lane along St Marys main street, while speed limits on the street will be reduced to 30kmph.

Council will also push the state government to increase train services on the Main T1 Western Line, including Blue Mountains trains stopping at St Marys.
