Rosehill sale resuscitated as two new Sydney sites examined for alternative racecourse

A Homebush racetrack has been shelved but the sale of Rosehill remains on track, with the funds to pay for multimillion-dollar upgrades of Warwick Farm and Randwick — including a “lifestyle club” with a rooftop pool. 

More than a year after the Australia Turf Club (ATC) revealed it was looking to relocate the iconic racecourse, The Daily Telegraph can reveal its plans for an alternative track to be developed at the old “brick pit” at Sydney Olympic Park are dead.

Environmental constraints have stymied plans for the Homebush site and also a proposed “centre of excellence” horse training facility at Horsley Park.

However, two new Sydney sites, along with a third less ­viable option, have been identified as possible alternatives.

The ATC would not comment on the proposed new sites, which are subject to commercially sensitive negotiations.

The Minns Labor government has been negotiating with the ATC on the proposed $5 billion sale, which would pave the way for the development of more than 25,000 new homes.

The proposal has at times appeared on the verge of collapse, with several high-profile trainers, including Gai Waterhouse, fighting against plans.

ATC members — who would gain immediate access to the new sporting facilities, gyms, pools, cafes and other fitness and wellness offerings at both tracks as part of their membership package — will vote in April on the proposed Rosehill sale.

The Randwick overhaul would include a new three-level “lifestyle club”, members’ club, bars, cafes, restaurants, meeting rooms, level-one viewing platform, and a gym, pool — possibly “open air” — and viewing deck on level 3.

A previously mooted hotel would also be included as part of the upgrades, as well as a major refurbishment of the officials’ stand, “weather-proofing” the Alison Rd entrance, an additional two levels built on the Winx Stand to cater for major race days, 300 new “world class” horse stables and a major upgrade of the spectator areas.

Warwick Farm would be returned to its former status as a high-quality metropolitan track with world-class facilities, including a longer and straighter track to enable the hosting of premier group racing.

Spectator facilities would be redeveloped, with a new “Winx-style” members’ and public stand looking out to a mounting yard at the front.

Warwick Farm would also, for the first time, have its own seven-day “lifestyle club” to complement the Inglis hotel facilities next door.
