ONE of the Territory’s most unique outback properties sold for more than $1.8 million this year.
300 Emungalan Road, Katherine — also known as Nixon’s X-ing — is a cattleman’s dream, a sprawling 41.7ha property sold by Nutrien Harcourts in January.
It includes a main homestead with five bedrooms and a theatre room, a bungalow built as an art studio and a shed with additional accommodation.

The highlight of the property is the full campdraft arena, with large capacity cattle yards with road-train access, a canteen/food preparation area, shower and toilet facility, shade sails, commentator’s box and kids play area.
There are also 11 stables, all with sensors to activate fans, water troughs and day yards, an airconditioned feeding room tack room.
Nixon’s X-ing was one of Nutrien Harcourts agent Olivia Thompson‘s first listings in Katherine, and she was stunned when she first visited it.
“Just driving for the gate I’ve never been to property that has such wow factor,” she said.
“I’ve been to properties that have stunning ocean views and beautiful hillside properties but nothing like Nixon’s. Just these immaculate gardens and this grand house, it’s pretty stunning.”
Ms Thompson said the property received widespread attention but ultimately was bought by a Territory family with a cattle background.
“I had calls from all over Australia on Nixon’s. It’s the ultimate horse property,” she said.
“It is an absolute blue chip property for Katherine and the Northern Territory.”
