Timber Creek Hotel for sale for $5.2m

A popular hotel, in an area renowned for fishing and bird watching, is up for sale for $5.2m.

A more 'balanced' property market is emerging

THE popular Timber Creek Hotel, 600km from Darwin, is on the market for a whopping $5.2m.

The rare outback property is listed with ResortBrokers managing director Trudy Crooks and NT broker Kelli Crouch.

The property includes a motel, caravan and camping sites, a swimming pool, licensed restaurant and bar, takeaway food outlet, service station and more.

Ms Crooks said the property, which boasts a net profit of $1.15m, was a strategic investment.

“For almost everyone who travels through, works, or lives in this remote region, stopping at the Timber Creek Hotel is a must, a haven for relaxation and exploration,” Ms Crooks said.

“It’s a meeting place with a friendly, buzzing atmosphere as independent travellers and tour groups of all ages, truckies, workers and locals call in for comfort, sustenance, provisions and fuel.

“With the $20m Bradshaw Field Training Area for the military currently under construction in Timber Creek, and domestic and international borders now open, the options to capitalise on growth are endless.”

Current owner Fiona McDonald said the hotel and area attracted significant tourism, with the area renowned for its Golden Finch population and fishing, including the Big Horse Creek Barra Classic.

“There’s so much for locals and visitors to do here. Fishermen love the Victoria River, which flows 560km from its source, for its stock of barramundi,” Ms McDonald said.

“4WD enthusiasts have plenty of choice to explore along the Bullita track and surrounding Judbarra National Park.

“With its three-hour proximity to Katherine, Timber Creek sits in pole position from which to base an outback adventure.”

Popular Central Australian resort up for sale

A HIGH-profile Central Australian resort hotel is on the market.

LJ Hooker has listed the Aurora Alice Springs for sale at offers over $7m.

The only resort located in Alice Springs’ iconic Todd Mall, the Aurora is situated at 11 Leichhardt Tce and is one of the town’s best-known hotels.

Managing agent Sam Linn said the resort represented a “once in a generation opportunity”, with many interested in the property.

“Alice Springs has a very limited market for 100-plus room hotel opportunities and this is rare in a number of respects,” Mr Linn said.

“It’s one of the few hotels that links into Alice Springs’ Todd Mall and with the recent announcement of the National Indigenous Art Gallery, it’ll be walking distance to the gallery along with other restaurants, shops, tourist attractions and hubs.

“I’ve received outstanding inquiries from people looking to invest in Central Australia given the reopening of the borders and encouraging signs around domestic tourism.

“I have high expectations that a deal will be finalised before the end of the financial year.

“LJ Hooker is very proud to be involved in a sale of this prestigious blue chip property.”

The sale includes 4080 sqm under freehold title and 109 hotel rooms.

“An undercover swimming pool and events area are conveniently located on the ground floor near the reception area,” the listing said.

“While upstairs there are several open-air entertaining areas, perfect for guests to mingle or host guest functions.

“The hotel occupies two buildings across two titles of land that have been amalgamated, offering access from Leichhardt Tce through to the Todd Mall.”

The accommodation rooms area is spread over several floors with the ground level primarily comprising the reception and hotel facility spaces along with commercially lettable areas.

“Currently there are three commercial tenants leasing spaces in addition to the hotel business, giving the property huge upside for additional income in slower seasons,” the listing said.

After months of Covid-related disruption, Alice Springs tourism is bouncing back with strong hotel bookings growth and expectation around key events such as Parrtjima and Finke.

Tourism Central Australia chief executive Danial Rochford said Alice Springs was emerging as a popular destination as many Australians resume interstate travel.

“We’ve gone from no visitors to seeing unprecedented demand in the region,” he said.

“We haven’t seen a ferocity of bookings (in Alice Springs) like this for 10 years.”
