A family’s sale of four service stations across North West Queensland is sparking significant buyer interest, thanks to the strong future prospects created by the Copperstring project rollout, and the growth in critical minerals and green energy sectors.
Earlier this month, the Knight Property Portfolio of Caltex-branded services Julia Creek, Cloncurry, Mount Isa and Camooweal, was listed for sale by expressions of interest by Ray White and Colliers Townsville.
Positioned on one of Australia’s most critical logistics corridors on the Flinders and Barkly Highways, the freehold properties offer multi-income models through the sale of fuel, retail, licensed dining, workshops, accommodation, with the capacity to expand.
After a family-owned operation gradually purchased the properties to build an investment portfolio, Ray White sales agent Dan Ryder said they had now reached the point where they were ready to realise some assets.
He said interest had been “very strong”, with their phone lines lighting up immediately with dozens of inquiries, not just around Australia but internationally.
“The mix of demography ranges from institutional level investors, existing portfolio operators of service station road houses, as well as owner operator inquiries,” Mr Ryder said.
“The properties are all freehold going concerns, and they are all individually under management, and so the appeal is quite broad to institutional investors uh and investors alike on the basis that there is an existing long-running management structure.”
Colliers Townsville managing director Peter Wheeler said the properties were strategically located in areas with strong representation from the mining and agriculture sectors and businesses supporting these industries.
“We believe this is a significant opportunity for someone new to take the businesses to the next level off the back of major future infrastructure projects in the corridor such as Copperstring,” Mr Wheeler said.
“The businesses and freehold properties are being marketed nationally by way of expressions of interest and can be purchased in one line, or individually.”
