A 58-lot masterplanned residential estate, Parkside Berrimah, proposed for Boulter Road could begin construction in June.
The development owners have committed about $10m in funding to deliver the project in 2021.
The project is estimated to contribute to more than $8.5m to the NT economy and produce up to 100 jobs in 2021.

The estate project managers Louw Group said the Darwin housing market desperately needed the project and projects like it to proceed as quickly as possible because there was a shortage of land available in the greater Darwin area.
Parkside Berrimah is centrally located at 81 Boulter Road, handy to Darwin CBD, Casuarina, Palmerston CBD and the Darwin Airport.
Lots within the estate are innovatively designed with wide frontages of between 16m and 18m which facilitates:
- Design opportunities for contemporary homes amid native vegetated gardens;
- Options for either a front, side or back yard;
- Extra wide access to the side yard or backyard for boats, caravans or other NT outdoor adventure toys; and
- A neighbourhood pocket-park that is within 400m of all homes.
The estate masterplan is designed to create an exclusive enclave neighbourhood with only one way in and out, eliminating rat runs through the estate. Parkside Berrimah has recently received a revised Development Permit to reduce the number of lots, and therefore create larger lots.
Roads are wider than required, creating space for air flow and allowing for welcoming front yards.
Each resident’s home will be protected via covenants on each title within the development.
The design guidelines ensure that:
- Homes are designed and built to achieve a variety of designs and styles that complement each other and the streetscape;
- An attractive residential environment is created and maintained; and
- A high standard of street and front landscaping is achieved on each lot.
Louw Group director Hermanus Louw said the initial sales release through builders has been met with great support and more than half the lots in the estate have already either been sold or placed on hold for sale.
The estate forms part of the Berrimah North Area Plan and is the first development that will be subject to Infrastructure Contributions paid by the developers to the Northern Territory government to facilitate the overall development of headworks under the Area Plan
“The development is being delivered in 2021, and comes at just the right time as there is an acute shortage of land in the Greater Darwin area,” Mr Louw said.
