Pressure mounts on developers amid Tasmania's housing crisis

A PROPOSAL to transform a gravel car park into a modern apartment complex in North Hobart has been submitted to council by a local developer.

Joiant Property Group has submitted a development application to the Hobart City Council for

a three storey 825sq m complex on Lefroy St just off the main Elizabeth St restaurant and entertainment strip.

To be known at ‘The Orchard’, the complex would feature eight two-bedroom units ranging in size from 73sq m to 94sq m plus a ground floor commercial tenancy and 11 car parking spaces.

Designed by Brisbane architectural firm Vioto, the modern complex also appears to have provision for large-scale urban art on the exterior.

“The architectural brief invited us to create a built form to connect with the vibrancy of the North Hobart precinct and set a benchmark for appropriate living to complement the

evolving population,” the architect’s statement says.

“The result is a development that embraces collective activity at ground level, while providing a retreat for residents to enjoy the energy of the area in comfort and security above the ground.

“The NoHo district promotes the edginess of food and culture through its urban vibe. This can and should extend to the built form, acting as a perfect canvas to reinforce community ideology.”

The planning submission said the proposed building had been designed to be compatible with existing buildings in the surrounding area.

“This location is ideal for a medium scale apartment development, which will support the ongoing viability of the North Hobart commercial hub while improving housing diversity within close proximity to the Hobart CBD,” wrote ERA Planning and Environment planner Frances Beasley.

The plans for open for public comment until May 29.
