87-lot residential development likely to go ahead subject to several conditions before final approval

EIGHTY-SEVEN “affordable” houses will likely be added to the Alice Springs market, but applicants for the development will have to jump through a few extra hoops before construction begins.

The development, lodged by Masterplan NT, is flagged for the outskirts of Alice Springs at 155 Colonel Rose Drive in Kilgariff for Stage 2 of the Kilgariff Estate to create 87 residential lots.

The project is expected to create an estimated 200 local jobs.

On the Kilgarrif Estate website the development is described as “A greenfield development, designed to provide a diverse range of housing products and future amenities such as schools, shops and recreational facilities.”

“The estate enjoys serene, natural surrounds readily accessible to the town centre via purpose built cycle paths as well as park facilities for the whole family to enjoy.”

In their decision, the NT Development Consent Authority (DCA) said they will consent to the proposed development pending the approval of a few alterations.

Some of the conditions include Masterplan NT obtaining approval from relevant authorities for a Traffic Impact Assessment report, a schematic plan demonstrating the on-site collection of stormwater and its discharge into the Alice Springs Town Council and NT Government stormwater drainage systems, a site earthworks plan indicating finished levels of all proposed lots, a water, sewer and electricity infrastructure masterplan and a storm water drainage, road reserve masterplan for the entire Kilgariff (Stage 2) development.

Amended plans must be approved by the consent authority prior to the endorsement of plans and commencement of works.

The DCA heard earlier this month at a meeting the proposed stage two of the Kilgariff Estate was a “great development that’s good for Alice Springs”.

A report from the DCA said the site was subject to the Kilgariff Area Plan of the NT Planning Scheme 2020.

“The proposal generally accords with the layout depicted within the Area Plan and is considered unlikely to adversely impact on the area or alter community expectations for the site,” the report reads.

“Overall, the Kilgariff residential suburb is currently being developed and the amenity

of the area is being established. The relevant area plan, zoning provisions and the

application all seek to promote the best amenity outcomes for the future residents of

the estate.

“Provided the neighbourhood park combined with pedestrian and cycle corridors are

established in appropriate locations and in a timely manner and, provided that site

levels and associated stormwater drainage is appropriately managed, the proposed

subdivision can achieve appropriate levels of residential amenity.”

Stage one of the Kilgariff Estate has sold out.

Lot pricing for stage two will be released in late 2020 with construction expected to also begin later this year.
