A high-end gated community has been proposed for one of the few remaining vacant blocks in the heart of the Port Douglas.
The development has been proposed for a 1.75ha block sandwiched between the Oaks Port Douglas Resort and the Reef Resort Villas.
Last week Obray Pty Ltd applied to Douglas Regional Council to reconfigure the single lot on Port Douglas Rd into seven separate lots and common property.
A development permit to remove trees from the western section of the site was granted in March 2020 and now Obray directors Paul O’brien and Daniel Gray are moving ahead with a plan to transform the site.
The proposed lots range in size from 1334 sq/m to 2327sq/m with common property covering 5274 sq/m.
“The development intent of the site is for a gated community containing a mix of housing options ranging from stand-alone dwellings, villas and attached townhouses as generally depicted on the concept site plan prepared by Hunt Design,” the DA states.
“Overall, the proposed reconfiguration is considered appropriate in nature and does not impact on the character or amenity of the surrounding area.”
A body corporate style management of the lots is proposed and as the project progresses its expected material change of use and reconfiguration permits will be submitted to council.
The proposed development is considered code assessable due to suitable sized lots complying with the Medium Density Residential Zone outlined in the Port Douglas/Craiglie Local Plan.
No public notification will be required.
The Port Douglas Rd proposal follows plans by Angel Developments FNQ Pty Ltd to create a new night-life offering at 32 Macrossan St.
It’s proposed that three commercial units of the two storey Douglas Manor building be repurposed as a nightclub.
“Which will add to the vibrancy of the local tourism industry,” the application states.
According to the material change of use application the nightclub would operate Thursday – Sunday and be open no later than 11.30pm.
“We submit that the proposed development is unlikely to have any significant impacts on
the infrastructure, environment or community of the surrounding area that cannot be adequately controlled through the use of reasonable and relevant conditions,” the application states.
No physical works are proposed other than an internal fit out.
Obray Pty Ltd has been contacted for comment.
