Two Wells Town Centre project to go before Adelaide Plains Council

Fresh images of a $150m development in Adelaide’s north have been revealed ahead of a council meeting that could pave the way to construction later this year.

Leyton Property has kicked off a formal search for tenants for its $150m Two Wells Town Centre development in Adelaide’s north, ahead of a council planning decision that could pave the way to the start of construction by the middle of the year.

The developer says it has already received close to 100 registrations of interest from potential tenants for its master-planned development, which will transform 8ha of vacant land north of Adelaide into a retail, healthcare, commercial and community precinct.

Leedwell has been appointed commercial and retail leasing agents for the Two Wells project, which will be delivered in three stages and support the rapidly growing population north of Adelaide.

Plans for the $60m first stage – featuring a flagship 3500sq m Drakes supermarket, 1070sq m medical centre, 750sq m childcare centre, specialty retail and more than 400 car parks – are expected to go before the Adelaide Plains Council in April.

If approved, construction of the first stage would begin by the middle of this year, and be completed in 2026. Leasing opportunities for the first stage are currently being pitched to tenants, ranging in size from 18sq m to 650sq m.

Leyton Property managing director Hamish Brown said local and national operators had already registered their interest, and the developer was “actively negotiating commercial terms with multiple tenants”.

“We are thrilled with the strong organic inquiries the Two Wells Town Centre has already generated,” he said.

“We are hopeful of a positive outcome through the planning process so we can begin breaking ground on stage one in earnest.”

Leyton Property has launched a revamped Two Wells Town Centre website to coincide with the leasing campaign.

Mr Brown said leasing opportunities for the second stage of the project – encompassing a retail convenience precinct on the corner of Mallala Rd and Port Wakefield Rd – would go to market in the second quarter of 2025.
