Rental listings in Australia have fallen by 21 per cent

A picturesque former caravan park and “nature playground” is up for sale in a rare commercial opportunity.

6375 Stuart Highway, Coomalie Creek – formerly known as the Coomalie Creek RV Park – is up for auction with Real Estate Central’s Daniel Harris and Chris Clarke, with the former describing it as a “nature playground”.

The 30 acre property, about an hour from Darwin, is nestled 10 minutes away from Adelaide River and about 30 minutes from Litchfield National Park.

It has a four bedroom main homestead complete with a kitchen and open-plan living areas, 40 powered camping sites and potential for more than 100 unpowered sites.

Vendor Peter Morton has owned the property for more than a decade.

Mr Morton closed the park during the Covid-19 pandemic and now as he prepares for retirement, hopes to pass the property on to a passionate new owner.

He said the property had a “good mixture” of natural beauty.

“It’s fantastic because of the diversity of the wetlands and the creek and higher grounds,” he said.

“I hope they (new owners) see the natural beauty of the creek, look after it and promote the area.

“There’s a lot of country out there — People come from Darwin to look at the sites.”

Aside from the tranquil beauty, the property features a creek full of barramundi, cherabin and red claw, while a season dam brims with birdlife and freshwater turtles.

Infrastructure includes a workshop shed and an open-faced entertaining area with a built-in bar. There’s a second outdoor entertaining area overlooking the paddocks, which have picnic tables.

There are multiple ablution blocks and a shed with four parking bays.

“If you have been looking for the ultimate country escape to live your best life surrounded by nature that also has the capacity to produce great income then look no further,” the listing reads.

The property will go to auction on November 6 at 2pm.
