DCOH’s Northcrest development the NT’s largest ever subdivision

The largest subdivision application ever lodged in the Northern Territory will transform Berrimah Farm and deliver “unparalleled amenities to its future residents”, developer Shane Dignan said.
Managing director of Darwin-based DCOH, Mr Dignan said the 168ha new Northcrest development would deliver 935 lots across the estate’s southern precinct including 909 residential lots, 24 open space, one community purpose and one tourist commercial.
Within a 10 minute drive of Darwin, Palmerston, Casuarina and the airport, the multi-stage development is the Territory’s largest residential project.
Lodged this week, if approved the 21-stage development will deliver 1500 residential lots at Northcrest, with 300 houses already built and another 200 lots under construction.
Future developments at Northcrest include 21.5ha of open space and parkland with a war memorial feature, childcare centre, commercial office buildings, a service station and car wash, supermarket, senior living and residential apartments, a community tavern restaurant, as well as service commercial and light industry zonings.
A McDonald’s and new Northern Land Council headquarters are already under construction.
The proposed residential lots range in size from 420m2 to 1509m2 and are connected to public transport networks, reticulated water, sewer, electricity and telecommunications.
Mr Dignan said DCOH is funding the installation of tens-of-millions of dollars in headworks infrastructure for Northcrest and the surrounding district.
“The infrastructure headworks we’re putting in here for Territorians are not just for Northcrest, but for the surrounding areas such as Knuckey’s Lagoon and the old Berrimah Prison site, which enables a further 800 residential lots to be developed,” he said.
“The sewerage goes to the Leanyer ponds, the underground power is for the benefit of adjoining properties, and we’ve already completed the Stuart Highway intersection and a new sewer pump station. So far we’ve put in $30-40m of headworks, with more still to come, all at no cost to the taxpayer.
“Now is the perfect time to look at living options at Northcrest, especially with the upcoming election build bonus incentives on offer. It’s a place for everyone, and we have worked hard to make it that way.”
DCOH engaged Darwin-based Cunnington Rosse to prepare, lodge and manage the development application for the Northcrest southern precinct project.
Cunnington Rosse director Gerard Rosse said the southern precinct would integrate with the existing Northcrest development and create a connected, vibrant community based on best practice town planning.
“The project will create jobs across the development sector and importantly, much needed new homes for Territorians,” Mr Rosse said.
A number of Darwin industry groups have backed the project, led by Darwin Major Business Group, which in March released a landmark economic report, ‘Over the Horizon Opportunities’.
DMBG chairman Steve Margetic said the project would provide economic stimulus to Darwin and the Territory.
“This is exactly what the Territory needs,” he said.
“More local private investment is needed and should be supported and encouraged by the NT government. It is crucial to driving growth in the Territory economy.
“Housing and jobs are the number one priorities that underpin population growth. We have the jobs available but we desperately need more housing.
“This development is a great start in addressing this imbalance, and it will play a key role in attracting and supporting the resources necessary for delivering defence infrastructure and major projects.
“Addressing accommodation shortages in the Territory will also help develop the broader local workforce and help alleviate worker shortages faced by a number of industry sectors at the moment.”
