An industrial property in Darwin is expected to generate significant investor interest as it goes to market along with two other interstate properties in a single portfolio.
The purpose-built logistics depot at 16 Anictomatis Rd in Berrimah is being sold by GPT via a portfolio auction run by Peter McVann and Matthew Knight from Knight Frank.
The Berrimah property consists of a 1053sq m building on a 3990sq m site.
The other two properties in the portfolio are 229 Kennedy Dr in Cambridge, Hobart, and at 2-8 Ridley Close in Edmonton, Cairns.
The three assets are leased to COPE Sensitive Freight, with the properties offering a weighted average lease expiry of eight years plus options.
Mr McVann said the Darwin property would be chased by buyers largely due to the size of the land holding, as well as the quality of the logistics facility.
“The site has an efficient low maintenance warehouse facility developed on it,” he said.
“The strength of the covenant will be another big drawcard, with the current lease running until October 2030.
“COPE Sensitive Freight is Australia’s largest independent specialist sensitive freight carrier, with depots in all capital cities and major centres.”
Mr Knight said the Berrimah property was in a strategic location with excellent access to the Stuart Highway, East Arm port facility and the Alice Springs-Darwin train terminal.
It is within easy distance of Darwin CBD, Casuarina and Palmerston.
“Berrimah is the main industrial area in Darwin and its location is recognised as a growth precinct, with continuing expansion along Stuart Highway and towards the Port of Darwin and is ideal for larger industrial users with supplementary services from the smaller industrial complexes,” he said.
“Activity in the industrial sector of Darwin has been particularly strong in recent years, with little new development coming online, along with the lack of availability of appropriately located and zoned industrial land, which has created pent-up demand for existing product.”
The Portfolio Auction for the three properties closes at 9.30am Darwin time on Wednesday, November 2.
