THE Territory government has moved to help find investors for a new luxury Darwin city resort proposal, as plans stall for the six-star hotel at the Waterfront.

In a new call for investors on a government document, obtained by the NT News, the proposal would see a 38-storey luxury hotel, worth between $100m and $140m, built on the site of the current Poinciana Motel.

The “Darwin Resort Project” is proposed for 84 Mitchell Street, above where the Noodle House restaurant is located and opposite the Darwin Entertainment Centre.

It proposes 200 rooms of five-star quality, with its height of 132.5m putting it some 30m higher than the Evolution building. The project has been approved by the Development Consent Authority and would be ready for development once there is committed investment.

A document being circulated by the government said investors could be encouraged by developments such as the Darwin Waterfront, the Convention Centre and the Charles Darwin Centre.

The Department of Chief Minister did not return requests for comment from the NT News.

“This proposal for a luxury mixed-use development in the heart of Darwin’s CBD continues this momentum,” the document reads.

“In a strategic location that will be highly visible in the round, the design is landmark, playing on subtle references to the Australian landscape.

“The proposed development is envisaged as an integral part of ensuring the city can become recognised regionally throughout Asia as a true ‘gateway’ or ‘doorstep’ to the quintessential Australian experiences and to continue to drive Darwin’s largely untapped tourism potential, and all of the associated flow-on benefits.”

Landbridge has said it would not continue with its Waterfront hotel if construction was not resumed by the end of June, 2021.

The Mitchell Street project has also been included on a list of major projects to invest in, along with luxury eco-lodges in Jabiru, glamping tents on the Tiwi Islands, and a hotel or serviced apartments in Defence Housing Australia’s proposed northern suburb of Lee Point.

Those projects hope to add an estimated 3000 rooms across all categories to the NT.

Top End Properties, which owns the block, was also contacted for comment.
