WITH funky bespoke furniture, heritage-listed urinals, a Guilt Lounge and an outrageously dressed "director of chaos", the QT Sydney is not your average Holiday Inn.

The boutique property - the first hotel to open in the CBD in a decade - will cater to a fast-growing market of tourists looking for more from their accommodation than a bed.

Built in the historic Gowings and State Theatre buildings in Market St, the 200-room hotel has blended contemporary design with its heritage features.

It is decorated with digital art installations, pinball machines and has heritage-listed urinals from the State Theatre.

One of six spa treatment rooms is located in the former Gowings barber shop with its original ceilings and tiles, while old barber chairs have been imported from America and the changeroom has old-fashioned wooden lockers.

The director of chaos, who will book taxis and point guests in the direction of the best coffee, will wear quirky costumes.

Rob Marchetti from North Bondi Italian will be the creative food director at Gowings Bar and Grill.

Amalgamated Holdings bought the building in 2006 for $69 million and has spent close to that on demolition and redevelopment.
