A super-sized Melbourne apartment offering “mansion-style accommodation” including its own pool, sauna and space to park a “fleet of Rolls Royces” has been listed with a $25m price tag.

It’s believed to be the highest price sought yet for St Kilda Rd’s luxury apartment market, with a lavish sub-penthouse in the same building sold off the plan for $21m in 2020.

To be built in the high-priced and high-tech Muse development, the sky home will span almost 870sq m inside and comes with a further 320sq m outdoor entertainment space, complete with a firepit seating area and outdoor kitchen.

How could the property market perform into 2024?

And that’s not including the home’s private double-storey basement garage with five oversized carparks on each level that Co-Lab Residential director Daniel Cashen said could accommodate a “fleet of Rolls Royces” and a few Range Rovers.

“It’s mansion-style accommodation, but you are up there on level six and you can lock it up and leave for a number of months and not worry about it,” Mr Cashen said.

The development is currently under construction and will have a lobby inspired by Crown Towers after its developer, Devitt Property Group boss Peter Devitt, spent several months living in the luxurious casino hotel while he had a home renovated.

Mr Devitt is expected to move into a double-storey penthouse at the top of the Muse project when it is completed next year, with his future residence estimated to be worth $45m if it were to hit the market.

The level six showpiece that’s now up for grabs, which will be 200sq m bigger than the penthouse, was originally “supposed to be two apartments” but got an upgrade after high demand for super-sized homes at the complex.

“The main bedroom’s walk-in wardrobe is bigger than the main bedroom itself and has his and hers shoe spaces. And its bathroom has a steam room,” Mr Cashen said.

He added that while the home’s pool could be relocated for now, it was currently positioned so the apartment’s fourth living room could be used as a “pool house”.

The high-tech building will be accessed via facial and number-plate recognition, while all apartments will have voice and smartphone controls that let owners operate everything from lights and airconditioning, to speakers and curtains remotely or with a few words.

The cheapest home left for sale in the 41 apartment-complex is a $4m three-bedroom residence. Two more are still expected to sell for $9.5m-$10m.

Mr Cashen would not confirm any purchasers’ names, but noted they included CEOs of publicly listed companies and wealthy Melbourne entrepreneurs and business people.

Melbourne’s apartment price record was set at $39m a year ago when investor and serial The Block bidder Adrian “Mr Lambo” Portelli bought the penthouse at the Sapphire By The Gardens hotel and apartment development in the CBD earlier this year.
