A 120-year-old St Kilda house is set to shatter the suburb’s house price record with its $11.5m-$12.5m asking range.

The circa 1904 Queen Anne Federation residence at 8A St Leonards Ave is poised to overtake the $10.45m benchmark, set by a 10-bedroom mansion at 51 Grey St in 2022.

Marshall White Port Phillip partner Ben Manolitsas described the new contender for the crown as “one of the grandest family homes in the City of Port Phillip”.

Buyers from as far away as the UK have called to inquire about the home featuring a north-facing pool, two-level pool house and games room.

Mr Manolitsas said the owners, who bought the house four years ago, had undertaken a massive renovation while maintaining period details, including leadlight bay windows and ornate ceilings.

“They completely rejuvenated the interiors, it was quite dated when they bought,” Mr Manolitsas said.

Blue quartzite stone imported from Italy, marble benchtops and a butler’s pantry including a wine fridge feature in the kitchen.

“There’s a secret wine cellar which is quite special,” Mr Manolitsas said.

“You wouldn’t know it was there.”

A small trapdoor outside the house leads to the wine storage area.

For those who enjoy entertaining, the rear garden is fitted with a barbecue kitchen plus the electric-heated pool and spa shaded by trees.

“The property is 1354sq m and you could easily fit 100 people in the backyard,” Mr Manolitsas said.

Formal living and dining rooms, a sunken lounge room, main bedroom suite incorporating an ensuite and dressing room, home office and sunroom and upper level studio are among the other highlights.

There’s also a laundry and mud room, automated garden irrigation, vegetable gardens and rear access to the double garage.
