Singer and composer Julia Stone sells her St Kilda apartment and first home

Australian singer and composer Julia Stone sold her first home on Saturday for $925,000 after it was passed in at its auction.

Stone, who’s known for her part in the folk and indie music duo with her brother, Angus, listed offloaded her two-bedroom apartment at 2/85 Westbury St, St Kilda to a family from Yarraville.

Marshall White auctioneer Matthew Grima said the family purchased the residence as an investment but would use the property later down the track.

The only bidder at the auction was the purchasing family, who placed an offer of $900,000 after Mr Grime announced a vendor bid of $890,000.

After the St Kilda pad was passed in and negotiations took place, it eventually sold for$925,000.

With an initial $880,000-$940,000 asking price, Mr Grima said Stone was really happy with the sale.

Barry Plant head of growth Mark Lynch said he believed many buyers had settled with the fact that interest rates weren’t going to drop until next year and were choosing to buy now instead of waiting.

“We’re in a bit of a sprint towards the end of the year, and I think buyers are (saying), you know what, I’d love to get in before Christmas, let’s see if we can secure something,” Mr Lynch said.

He added that for Barry Plant agencies, there were about three bidders per auction which he believed indicated a good market.

PropTrack data showed the clearance rate was 62 per cent and 459 homes were sold.
