Hillside house price record: ‘Very Mediterranean’ mansion in Melbourne’s northwest sells for $2.82m

A ‘very Mediterranean’ mansion has earned its owners a huge $1.8m windfall after an extensive renovation. The sale also set a new suburb record. PEEK INSIDE

A “very Mediterranean” mansion has set a new $2.82m suburb record in Melbourne’s northwest, making its lucky owners a mega $1.805m profit in seven years.

The six-bedroom house at 8 Laburnum Place, Hillside, sold at auction on March 21.

Located on in the Sugar Gum estate, the home features a facade with columns and a wraparound balcony, wrought iron front doors and two light voids with centrepiece designer chandeliers.

Barry Plant Taylors Lakes partner and auctioneer Andrew Koulaouzos said the sale price was $120,000 higher than Hillside’s previous $2.7m house price benchmark, set by 3 Grevillea Close in December.

Mr Koulaouzos said the “very Mediterranean and very unique” new record-holder was built in 1995 by a family who never finished the construction process.

The current owners purchased the 6015sq m property in 2016 for $1.015m and did an extensive renovation, but did not get around to landscaping the outdoors.

“They took it back to the bare bones although the floorplan stayed the same, although they extended the walk-in wardrobes and ensuites,” Mr Koulaouzos said.

The mansion has two kitchens including one with a wraparound bench meeting bi-fold windows to create a servery.

Porcelain benches, soft-close cabinetry, a SMEG 900mm cooker, 900mm Bertazzoni cooker and rangehood and two dishes make for an ideal entertaining set-up.

The home office with in-built filing cabinets sits opposite a luxe formal lounge, with a middle sitting area including an electric fireplace.

A central bathroom boasts porcelain tiles, a Caesarstone vanity top and claw-footed bath, while the main bedroom has a walk-in wardrobe, dressing room and another claw-footed bath in the ensuite.

Four additional ensuites, an upstairs retreat and nursery and playroom are among the other drawcards.

“The house is next-level, with the porcelain benchtops and porcelain splashbacks,” Mr Koulaouzos said.

The “pretty grand” house was well-known as a local landmark, he added.

Three bidders participated in the auction, with a local family of builders claiming the keys.

“They had been searching for a couple years for something like this,” Mr Koulaouzos said.

The underbidders were an interstate buyer and another family.

Mr Koulaouzos said the house had notched almost 8000 online views in 24 days prior to auction

“There’s lots of that people at the end of market wanting to buy,” he said.
