HAMILTON’S Prospect House offers a rare opportunity to secure one of Australia’s important and unique historic country houses.

The property is well suited for a tourism venture, weekend country escape, retreat or a gracious private home.

Circa Heritage & Lifestyle heritage property specialist Dominic Romeo describes the house as a “testament to one of the best surviving works by colonial architect Edward Winch”.

He says this significant property is positioned on the north side of Clyde Hill overlooking historic Hamilton, the surrounding farmland and the River Clyde.

“It was originally named Acacia Cottage and was built by convict labour,” Dominic said.

“The land was granted to James Triffett in 1824.

“The house was further extended in 1834 for the district surgeon, Dr John Sharland, who named it Prospect.”

The five-bedroom Prospect House has been fully restored and retains some of the finest architectural features found in Tasmania, including the stonework, cedar joinery, internal shutters, regency and marble fireplaces, and French doors.

The pedimented wings added in 1834 are considered rare in Australia.

The 450sq m house features a master bedroom with a dressing and box room, plus two bathrooms — all of generous proportions.

The interior includes a number of formal and informal rooms — expected from a house of this size and importance — including a library, dining room, music room, a gracious drawing room and sitting room.

The original bread oven and flagstone flooring are highlights in the stunning country kitchen.

The laundry/storage room and a four-room cellar complete the domestic quarters.

Beyond the house are the stables, garaging, a two-storey stone barn and a poultry shed.

The gardens at Prospect House are spectacular and highly regarded.

Situated on 4790sq m, the garden has been laid out in the classic English manner with several garden rooms.

These include the trellis, herbaceous, rose and urn garden, as well as an Italian garden complete with a fountain and faux temple.

Prospect House is situated on the edge of historic Hamilton, know for it’s numerous original Georgian and early Victorian listed buildings.

Set against the Great Western Tiers, the township is close to Lake Meadowbank and the highland lakes, home to some of the best fishing in the world.

Nearby are the townships of Bothwell, Ouse, New Norfolk and the Pristine Derwent Valley — home to world-class wineries, distilleries, heritage sites, restaurants and antique stores.
