The level of demand for these city apartments “has been fantastic” … and they are being snapped up by local buyers.
SINCE hitting the market about a month ago, homes in a new 68-apartment residential building have been selling like hot cakes.
Any who is buying? Locals.
Property consultant Ben Gray from EIS Property said about 95 per cent of sales to date had been made by Tasmanians.
He said one-third of the apartments were under contract including a penthouse sold in excess of $1.3 million.
“The level of demand has been fantastic,” Ben said.
“There has been a shortfall in our market for medium density housing.
“I think, the ease of living and convenience on offered in a development such as this one, Hobart has been crying out for that to some degree.
“While most of the interest has been local, there has also been inquiry from overseas buyers looking for a Hobart base.”
The Elliott in Patrick Street will be built on the former site of the RACT’s driving school.
Ben said it had caught the eye of young buyers and downsizers, in particular.
He said with a mix spanning from one-bedroom up to four-bedroom apartments, there was something to suit most needs.
“For the downsizers, these apartments will let them downsize the upkeep and maintenance of their house without sacrificing the size of the living space inside the home,” he said.
“There have been a number of single people purchasing three-bedroom apartments.
“Interestingly, there has been more interest from owner-occupiers rather than investors so far. This can be good for the community feel of a development.”
The location has been cited by purchasers as part of the appeal with the city and North Hobart mere steps away in either direction.
The expected start date for construction is March 2021 and November 2022 is set to be the completion date.
Fairbrother Pty Ltd will build the Heffernan Button Voss Architects designed seven-storey building.
“The Elliott will be built to a very high standard,” Ben said.
“It will feature herringbone laid timber floors, designer tapware, stone benchtops, underfloor heating in the tiled bathrooms, ducted airconditioning and Miele appliances,” he said.
Alongside six levels of luxurious apartments there will be a 1000sq m ground floor commercial offering that would be ideal for many uses such as a gourmet supermarket.
Apartments in The Elliott start at $495,000 for a single bedroom with a car park.
The larger four-bedroom two-bathroom apartments kick off at $940,000-plus.
There is also additional carparking available at The Elliott, which Ben says has been highly sought after.
