Tassie’s springtime $1m+ home sale bonanza
Two dozen Tasmanian homes were sold in excess of $1 million in October pushing this end of the market toward a record year.
OCTOBER was a busy month in Tasmania’s top end of the market with buyers splashing cash on fabulous properties across the state.
Per realestate.com.au, there were two dozen additions to the $1 million-plus home sale club.
In mid-October, the Mercury reported on how robust this part of the market had been and how it appeared to have bounced back from some COVID-effected months earlier in the year.
While there have been numerous reports on the top end of town taking a hit in the slowest part of the year, could that be behind us now?
A month ago, the southernmost state had already broken the record for the number of homes sold at this magical million-dollar level in a single calendar year. And the market has not slowed since then.
Sandy Bay typically owns the crown for Tasmania’s highest median house price at a touch under $1 million but occasionally over that point, too.
If you want to exclude Battery Point or Tolmans Hill for having only 10-15 sales in a 12-month span, then Sandy Bay — at something more like 130-plus sales annually — is Tassie’s clear price king with little competition.
Naturally, in October there were more $1 million-plus sales in Sandy Bay than any other suburb — realestate.com.au data shows five in the Bay, three in Launceston, two in South Hobart and a single sale in scores of other areas.
Chief economist at realestate.com.au Nerida Conisbee in fact sees an upward trajectory for Sandy Bay in the months and years to come.
She believes Sandy Bay will tick over the $1 million median in the next 12 months and may have already had COVID not put a speed bump in the market.
November appears to be picking right up where October left off and then pushing higher still with a couple of properties sold in excess of $4 million.
One was a 3000sq m waterfront property, the other a historic 10-bedroom home used as a B&B.
There was also a Richmond home that fetched over $2 million within days of hitting the market — one of the suburb’s largest sales on record.
