WHEN Peter Kennedy purchased a historic cottage at Molesworth last month, the thought of rolling his sleeves up felt like blast from the past.

The Queensland resident said “in another lifetime” he had fixed up numerous homes and he is looking forward to his Tassie challenge.

While a little nervous about the prospect of a chilly winter, Mr Kennedy is thrilled with his purchase as it will allow him and his partner to be closer to family.

“I’d like to preserve and restore whatever I can, and add a modest modern extension,” Mr Kennedy said.

With over 22,000 views on realestate.com.au, Mr Kennedy’s modest cottage has been Tasmania’s most viewed property of the year so far.

“It was absolutely surprising to hear that this property was the most popular of the year, who knows how the internet works! I’d imagine the location and price point would have played a part,” he said.

Petrusma Property sales manager Tegan Rainbird said inquiries for the Molesworth cottage were strong from the moment it was listed. She held 20 inspections in the first three days.

It was under contract in mere days with multiple offers made, however, Ms Rainbird said the first prospective buyers were unable to obtain finance so the property went back to the market where multiple offers were again submitted.

“To be honest, I think it’s humbling to see a property that holds significant history to many people attract so much interest,” she said.

“And although rundown, the cottage represented scope of renovation, restoration and the charm of a Tasmanian cottage for those looking at a sea change.”

What the 2021 federal budget means for property

Tasmania’s second-most viewed home of 2021 was No.20 Fitzroy Place in Sandy Bay, an 18-bedroom mansion known as Derwent Court.

EIS Property agent Deb Stephens said the unique property attracted plenty of local and interstate interest from buyers considering a range of uses.

She said most buyers are interested in continuing its current boarding house use for the foreseeable future with longer-term ambitions to adapt it back to a family home as it once was.

“This unique property is sized well beyond the realms of your usual family home and requires additional time and due diligence for prospective buyers to consider their options as the new ‘caretaker’ of this standout historic mansion,” she said.

The most in-demand properties came from all over the state and from polar opposite ends of the price range.

At just $229,000, a 1950s home in Launceston with structural issues made the list alongside glorious multimillion-dollar mansions in Battery Point, Lauderdale, Sandy Bay and Devonport.

An acreage at Allens Rivulet, an inner-city historic cottage and a contemporary home on more than 6ha at Margate rounded out Tassie’s Top 10. Each recorded at least 14,000 views online.

Views for each listing were measured from each property’s listing date through to mid-May.
