IF the lift buttons in your apartment building say “level 3A” instead of “level 4”, there is a chance your building is part of a hard-hitting campaign to sell property in China.

While superstitious Australian buyers may consider level 13 unlucky, the same is true for Chinese and the number 4.

David Platter, a spokesman for top Chinese international real estate search engine Juwai.com, said buyers could be concerned about the fourth floor. “Four in an address can be a problem,” Mr Platter said.

“It’s similar to our problem with the number 13. Some office buildings here don’t rent the 13th floor.”

It’s something to keep in mind with the news an Australian real estate agency is hoping to open a branch in the heart of China to capitalise on the nation’s lust for Sydney properties.

The Ray White Group is awaiting final approval for a real estate office in Beijing’s CBD that will target the deep pockets of the nation’s burgeoning middle class.

Brian White, chairman and grandson of founder Ray, said the company could sell its first property through the Beijing agency before the end of the financial year.

“It is all set up and ready to go,” Mr White said. “It’s fitted out and we have the people on the ground. We are waiting on the appropriate licence. This enables us to operate a real estate business in China with the ability to refer business between the two countries.”

Once the office opens they will set up tours so heavy hitting Chinese businessmen can visit multi-million dollar Sydney properties.

Ray White joins a growing list of agencies planting roots in China. L.J. Hooker has a China Concierge in Shanghai and Simeon Manners Property Group in Mosman shares space with a Chinese agent based in Melbourne.
