Homebuyers are snapping up property in Darwin’s northern suburbs with new data revealing the hotspots where homes sell the quickest.

The latest data from PropTrack shows houses in Ludmilla spend the shortest time on market in the NT, with listings lasting just 22 days on average.

The rapid buy time is no surprise when considering the median house price in the Darwin suburb is just $590,000, while the median rent is $630 a week.

In second spot is Moil with a median time on market of 24 days, alongside an average house price of $602,500 – up 13.7 per cent in the past 12 months – and average rent of $650 per week.

Next up is Rapid Creek where houses sell in 39 days and for $810,000 on average.

The median rent in this popular enclave is currently $728 a week.

Rounding out the top five are Wanguri and Nightcliff with an average of 40 days and 52 days on the market respectively.

Wanguri has a median house of $632,500 and an average rent of $700 per week, and in Nightcliff buyers are paying $975,000 on average for a house while renters fork out about $750 per week to secure a detached dwelling in the coastal locality.

The outback suburbs didn’t fare so well, with homes languishing on the market for more than 100 days in some areas.

Katherine had the worst figures by far with houses in the main suburb taking 320 days to sell on average, while the median house prices dropped 6.7 per cent in the past 12 months to sit at $380,000.

In Katherine East, where the average cost of a house fell 10.2 per cent in the past year, houses took about 178 days to sell.

Alice Springs markets filled the next few spots with units in Gillen the third worst (173 days), followed by units in Sadadeen (166 days) and houses in Sadadeen (155 days).

The latest PropTrack Home Price Index showed home prices dipped across the Territory in June.

PropTrack senior economist and report author, Eleanor Creagh said the median dwelling price in Darwin fell 0.11 per cent month-on-month to $477,000 after hitting a fresh peak in May.

“However, over the year, home prices have increased by 2.63 per cent in Darwin and are 29.1 per cent higher than their pre-pandemic level in March 2020,” she said.

“Regional NT saw home prices rise by 0.04 per cent in June (to $442,000), however prices remain 3.72 per cent below their level in June 2023 and 5.72 per cent below their most recent peak.”

The report showed the median house in regional NT had increased 8.9 per cent since March 2020.
