THE home of an acclaimed international hotel architect has hit the market for the first time offering one of the Gold Coast's most opulent properties to be listed this year.

Dubai-based architect Paul McMillan, who has worked on hotels around the globe including the Gritti Palace in Venice, Italy, will sell his and wife Aliya's very own pride and joy property at 117 Commodore Drive, Paradise Waters for offers over $7 million.

The home takes up a 936sq m waterfront slice of one of the Coast's most prestigious streets and features a steam room, wine cellar, massage room, rooftop garden, 18 metre lap pool and a large pontoon.

The couple bought the block of land in 1999 for $960,000 and held onto it for years before designing and building their ultimate Gold Coast abode in 2007.

According to RP Data the highest selling home to date in Commodore Drive is number 91, which sold for $5.6 million in September 2007.

"We were looking for something beautiful but also functional," Mrs McMillan said.

"Paul has been influenced by leading architects around the world but he has also developed his own style."

While the Sydney-born architect has worked on projects around the globe it's not the renaissance look of an Italian palace or a palatial Dubai mansion that you can expect to see in Commodore Drive - but Mr McMillan's own Gold Coast-specific design.

Mrs McMillan said they stumbled across the Paradise Point parcel while on a family holiday and after falling in love with it's great size and aspect, bought it within two weeks.

Selling agents Tim Sutch and Chez Fraser, of Harcourts Coastal, said not only was the home in one of the Coast's top addresses, but it was hands down one of the region's finest homes.

"It's built like you wouldn't believe ... we just don't see homes like this very often," Mr Sutch said.

"We see opulent homes but this one is that incredible leap again," Ms Fraser said.

The four-level residence has an enormous basement garage for five cars, a separate workshop for motorist enthusiasts, a spacious gym and a Victorian-esque wine cellar all on one floor with an elevator to get you to the next.

From there you will find a supersized kitchen with a Miele coffee machine, deep fryer, steam oven and conventional oven which opens up to main outdoor living area that overlooks Main River and the 18-metre solar heated lap pool.

There is a jacuzzi tucked away in a private garden setting and one of the best rooftop gardens you'll find with space for two dining settings.
The master suite takes up an entire wing of the third floor with the ensuite featuring heat pads behind the mirrors, a shower the size of your average bathroom and a large bath.

On the final level is the steam room, massage room, office and rooftop garden.

Just six houses have sold in the street in the past 12 months.
