WANT to rent a property? well you’ll have to move pretty quick if you want to snare one in these areas which have been identified as Australia’s most in demand rental suburbs.
Although rental growth has ground to a halt in most capital cities and even gone backwards in some, demand is still high for rental properties in popular suburbs.
Coastal and inner city suburbs topped the list, with Burleigh Waters on the Gold Coast the most competitive spot for rental houses in Australia and nearby Burleigh Heads the most competitive for units.
In all six Queensland suburbs featured in the top spots for rental houses list, with the remaining four in Victoria.
In the unit market five of the top suburbs were in Queensland, four in New South Wales and one in Victoria.
In New South Wales the most competitive suburb for rental houses was inner city Surry Hills while Freshwater was most popular with those wanting to rent a unit.
The Northern Territory’s most popular suburb for rental houses was Stuart Park and the most popular for units was Rosebery.
Unley in South Australia was most popular for houses while Wayville was popular with those wanting to rent units.
Tasmania’s Kingston was most popular for renting houses and New Town for units.
Fitzroy in Victoria was where houses were most in demand and Middle Park was most in demand for units.
Western Australia’s Leederville is the most in demand for rental houses while North Perth is the most in demand for units.
In the past six months there have been more than 60 million visits to the rent section of realestate.com.au.
REA Group chief economist Nerida Conisbee said the most in demand suburbs seemed to have a few things in common.
“It tends to be beach side and also inner city,’’ she said.
“If you have a look at the national top ten, there are six suburbs on the Gold Coast in the top ten and the remainder are inner city Melbourne.
“And if you look at apartments it is also northern beaches that feature.’’
Ms Conisbee said about half of all renters were aged between 20 and 34 years old so they were looking for the lifestyle that they couldn’t necessarily buy.
“The inner west (New South Wales) is really popular and those are areas that have really changed in terms of what they offer in terms of dining options and night-life and they are really popular with renters, that seems to be the biggest driver.
“If you are looking at what is happening to weekly renal rates they are not sky rocketing any more so that would suggest that, the amount of supply that has come onto the market has really helped with that competition.
“I think the amount of investment in property has been a good thing for renters, particularly in those areas renters really want to live in, which are inner city areas and also beach side.’’
