Top selling suburbs: The most popular places to buy a home in Sydney in 2021

Where and why real estate seekers bought in 2021 changed dramatically and could point to new trends this year.

Market indicators show slowing demand

Sydney sales volumes surged by more than a third in some popular markets as buyers were eager to snap up properties in NSW over 2021.

Data from realestate.com.au collected a list of the top 10 suburbs across the state that had the largest number of sales in the 12 months prior to the end of November.

Located 36 kilometres north-west of the Sydney CBD in The Hills Shire, Kellyville topped the list of suburbs where sellers hit the market with 766 sales in the last 12 months.

Suburbs with an abundance of larger, four-bedroom houses performed strongly on the list, as did areas which were geographically larger. Many areas, like Kellyville, have lots of newly built housing - meaning first homebuyers get more incentives from the government if they purchase new homes.

CoreLogic’s head of research Eliza Owen said the estimated value of Australia’s residential real estate had gone from $7.2 trillion at the end of November 2020, to reach a record high of $9.4 trillion in just 12 months.

“Strong housing market performance over the year was driven by multiple factors, including low interest rates, fiscal and institutional support for households, high household savings and relatively low levels of advertised stock,” she said.

Realestate.com.au data suggests that since December 2020, median house prices in Kellyville have jumped from $1,300,000 last year to $1,589,500 in November 2021. Locals in the suburb are more likely to be professionals than farmers; and are more likely to work in offices and classrooms than orchards and paddocks.

House sales rose significantly over the past year for many suburbs outside the city, with Blacktown, Castle Hill and Schofields all experiencing over 450 sales.

While some buyers seized the opportunity to cash in on record price growth, other markets were hampered by the ongoing pandemic conditions and shortage of real estate stock.

“Right throughout Sydney, the suburbs with the most house sales were in the outer western areas of the city. These locations are relatively more affordable and they are the area in which most new supply is added to the market,” Director of Economic Research at REA Group Cameron Kusher told realestate.com.au.

“In new housing areas, we typically see a high number of first time sales but we also find that hold periods are also typically low which excacerbates the high turnover.”

The number of sales in Gledswood Hills plummeted by 73 per cent as farmland transformed into residential neighborhoods, being overlooked in favour of Camden. Despite this drop in sales, median property prices in Gledswood Hills have jumped from $793,500 in December 2020 to $960,000 in November 2021.
“It’s hard to know why Gledswood Hills had such a large decline in sales but it is likely a result of few new developments in the area relative to last year and that current owners were less prepared to try and sell their homes over the past year than they were previously. Lockdowns may have played a role in this decision,” Mr Kusher said.
