A quaint cottage with sweeping lake views has a simplistic charm that will leave buyers swooning.
Owner Leonie Churchill said that her husband’s family had a holiday house in Toukley and fell in love with the area.
“Every day the view is different — the colours, wildlife, events on the lake. The house is little, but has been great for us..”
Set on a generous 809sqm block, agent Luke Thompson from Ray White Thompson Partners said that he thought it was the best block on the street.

“A lot of properties on Moss Ave are not elevated, but this one is slightly, and the views are phenomenal,” he said.
“The house is fairly modest, but neat and tidy. I think somebody might buy it as a weekender with plans to eventually knock down or do some renovations.”
With two bedrooms, floorboards, a wraparound balcony and garaging, the cottage at 63 Moss Ave is the perfect place to escape a busy schedule and just enjoy the fresh air and easy lifestyle.

Imagine sunny afternoons on the balcony with a cup of tea, the Tuggerah Lake lapping quietly at your back door.
On weekends, local beaches are just minutes away, and walkers may enjoy the fact that Jenny Dixon beach at Noraville is just 30 minutes by foot.
Bigger houses along Moss Ave have recently been quickly snapped up by buyers looking to get onto the lake. For example two four-bedroom brick homes at 73 and 67 Moss Ave recently sold for $965,000 and $840,000 respectively.
Both were on a similar sized blocks to 63 Moss Ave, although Mr Thompson noted that the small cottage would most likely sell for less at auction.
Mrs Churchill said that she would mostly miss the “amazing” surrounding community.
“We were planning on a knockdown rebuild, but decided to move to acreage. The neighbours are just gorgeous,” she said.
No. 63 Moss Ave will go to auction on Friday, August 30 at 2.30pm.
