If you’ve been looking for a cheap property in NSW, your prayers may have been answered with this property listed for $65,000, with only one slight catch.

Those who have prayed for a cheap home in NSW, may just have had their prayers answered.

Although an unorthodox home to some, this old church is the cheapest permanent structure that can be used as a dwellling in NSW. It is priced at $65,000.

Marketing for the property says it has been “reduced to sell,” as the former Uniting Church of Tottenham last sold and functioned as a church in 2014.

However, the property could be a cheap purchase with great potential for those looking to refurbish to use as their home, a weekender or to rent out to holiday makers and travellers.

Located at 72 Merilba St, Tottenham it is six hours from Sydney, one a half hours from Dubbo and 30 minutes from the centre of NSW.

Although rundown with photos showing peeling paint, the old church appears to have strong bones and sits on 1,010 square metres of land.

Members of a social media group ‘Churches for Sale’ have noted its value.

“This is cheap for an old church these days and has lots of potential. The one interior photo looks nice. Big block, lots of history and an open canvas,” one user wrote.

“Could be a weekender/getaway. Slowly tidy it up, get some beds, a camping stove and camping shower. I have an old country church and look at the churches for sale regularly, you cant get them at this price it needs, paint, soap and water, working bees and respect for its history and place in the town. What a find!”

Another listing shows a deconsecrated Morundah church used as a as a studio home with vegetable patches and chicken coups in the yard.

The Yarabee St property has a listed price of $150,000 more than double the price of the Tottenham church.
