Most popular homes of 2023: properties that attracted the most buyer interest
These are the different types of homes that were catching the most eyes from home seekers this year.
NSW’s top viewed properties of 2023 have been revealed, showing exactly what types of homes are catching the attention of hopeful homeowners searching on realestate.com.au.
Home seekers at different price points had varying preferences, with the top viewed homes with a price tag of $3m or above including large luxury residences.

These top-dollar properties often had waterfront views overlooking the iconic Sydney Harbour or within a few steps from beaches like Curl Curl or the coast of Byron Bay.
Featuring amazing pools, architecture or sitting on large acreage – there’s no surprise these properties caught wandering eyes.
Records show that Sydney’s top viewed property of the year was a Darling Point property owned by tech entrepreneur Patrick Grove who is the CEO and co-founder of Catcha Group.
The waterfront property at 82 New Beach Rd is nestled right on Sydney’s harbour, with a resort-like pool and a modern two level home.
It attracted nearly 70,000 online views since its listing in May, but has yet to sell. The jaw-dropping residence has an eye-watering $70m price guide.
PropTrack economist Cameron Kusher said there were some surprising trends in the higher end of the market.
“It’s interesting how many were outside of Sydney, we’ve seen Sydney prices grow and the type of buyer that has been really active this year at that top end of the market,” he said.

This comes after a year of huge growth in Sydney house prices, with the median dwelling price now sitting at $1.065m – a considerable jump from a median of $981,000 in January 2023.
Properties on the South Coast, Byron Bay shire and Central Coast also made the top most viewed list over $3m.
When it came to buyers with smaller budgets, homes between the price bracket of $1m-$3m had a different trend.

“You’re not going to get a lot of inner Sydney or waterfront properties in that price range,” Mr Kusher said.
“The Upper North Shore and Parramatta areas had significant interest, which was lead by what was available, over the inner city properties,” he said.
All of the most viewed properties in the middle price bracket were family type homes with three to five bedrooms and backyards.
“Most people still aspire to have a house,” Mr Kusher said.
The popular homes in this price range were all in Greater Sydney, aside from one located in Terrigal and had a slightly lower 22,000 views.
The property located at 18 Woodland Rd was a well presented character home with a self-contained studio – ideal for those wanting to make an extra income on short term holiday accommodation in the coastal town.
Sydney’s middle-ring suburbs were more popular in this price range, with Northern Beaches and Inner South West properties making the top ten list.
The majority of the most popular homes priced between $1m and $3m were about $1.8m, highlighting the demand for more affordable entry level houses amid Sydney’s growing house prices.

When it came to properties under $1m, all but two of the top 10 most popular properties were apartments. The two exceptions were houses in Tweed Heads, where the median house price is $979,000 – significantly lower than most inner Sydney suburbs.
“If you’re looking under $1m, you’re not going to get a lot in Sydney,” Mr Kusher said.
One property that stood out was a rare find in Paddington, a tiny studio apartment which sold for $410,000 in November – Paddington’s median apartment price is $835,000, according to PropTrack data.
A popular inner-east location, the tiny studio is only 27 sqm.
Located at 20/51 Glenview St, the unit had 46,000 views, the second most viewed property in NSW after the luxurious Darling Point home.
The other more affordable properties were two houses in Tweed Heads, a Waterloo apartment and a Blacktown family home that just scraped in, selling for $990,000 in September.
“Increasingly, out of necessity, if people want to be in blue chip areas they’re not going to be able to afford a house and will have to buy apartments,” Mr Kusher said.
