Agent Matthew Ellis from George Brand Avoca Beach said that he had already issued two contracts on the property.
He said that interest has mainly come Sydney buyers, who currently hold a huge stake in the Avoca beachfront market.
“You can’t do units or a duplex on the site, but you can do a house and granny flat, so it would work really well as a weekender, investment or both,” he said.

An apartment next door at 5/120 Avoca Dr sold last year to a Sydney buyer for $3.1 million, one of the highest sales of the year.
Mr Ellis said that the apartment, as well as another in the same block, sold almost immediately.
The block of land is for sale via private treaty and has a price guide of $2 million.
