Manly only has eight houses for sale, so when a character home just a short walk from Manly beach came to auction it’s no surprise it sold $300,000 over reserve.

A Manly house on a tiny block of land sold for $3.276 million last weekend — and it had neither a backyard nor space to park the car.

Number 56 Alexander St was on just 307sqm of land but the Federation era home tugged at the heart strings and the single-level home sold for more than $300,000 over its reserve at auction.

More than 100 groups inspected the four-bedroom house on the flat of Manly and within walking distance of the famous Manly beach. The home had lots of character with a timber-posted veranda, timber fretwork and wainscoting and a covered courtyard with frangipani.

But the house took up most of the block and the courtyard at the back wasn’t very deep.

Two dozen contracts were handed out for the property which had development approval for a new home.

Michael Clarke, of Clarke & Humel, said the guide for the four-bedroom home was $2.75 million and six buyers including people from the UK, Singapore and Vanuatu were all interested. In the end though it was a buyer who had grown up on the flat of Manly and who knew and loved the area who bought the house.

“It was a very emotional purchase with the vendor and the buyer in tears,” Mr Clarke said.

“Even I was feeling teary.”

The weatherboard home had a north to rear aspect, high ceilings, a claw foot bath, shutters and American Oak flooring.

“We went to great lengths to show what the DA meant to help people properly understand what could be done,” he said.

Meanwhile Mr Clarke said many homeowners are preparing their homes to sell in Spring and he is hoping for a normal and stable market.

“We are looking for normality and a steady market,” he said.

The median house price for Manly is $3.01 million based on 79 sales over 12 months, according to CoreLogic. There is a shortage of stock on the northern beaches at the moment and only eight houses in Manly on the market.
