Final land sites selling in Warriewood aimed at developers
Two of the last large empty parcels of land in Warriewood have come onto the market, with developers keen to get their hands on the rare commodity.
Two of the last large empty parcels of land in Warriewood, both with protracted development histories, are for sale with advertisements suggesting they can take 46 homes between them.
Both blocks border Narrabeen Creek and are in flood prone areas. Northern Beaches Council has tried to limit residential development on the low-lying land.
Now the respective owners of 2 Macpherson St and 53 Warriewood Rd are selling and inviting new owners to have a go at developing the landholdings.

The bigger site is 2.32ha of land on Macpherson St being sold by Meriton which bought the land in 2004 for $7.24 million. Meriton had wanted to build 80 to 100 units on the old market garden.
Mark Novak, of Novak Properties, which is selling the land zoned R3, said Meriton acquired a lot of land in the area 15 years ago but this site was surplus.
“It is for definite sale with a guide of $7 million to $7.5 million,” he said.
The advert for Macpherson St states the land is “one of the last remaining major subdivision sites in fastest growing suburb on the northern beaches”.
Mr Novak said the land has an allocation for 22 freestanding dwellings.
In April last year Meriton appealed to council to turn its empty block at 2 Macpherson St into 22 lots. An earlier request, also for 22 dwellings, was knocked back in February 2017. The council has rejected a number of proposals on the site, with a report in January 2017 stating the area was a floodway.
However members of the Syndey North Planning Panel when it met in July 2018 decided 22 houses could be built on the land and were satisfied flooding issues could be addressed.
Warriewood Valley was released for housing by the NSW government in the 1990s but land between the creek and Warriewood Rd was not earmarked for housing at the time.
Meanwhile the 9251sqm site at 53 Warriewood Rd also has a complex history with its owners going to court to try to get permission to develop.

Sam Elbanna, of CPM Realty, is marketing the R3 zoned land saying it is one of the last remaining residential sites in Warriewood and has development potential for 24 residential dwellings.
The council said a development application for 53 and 53B Warriewood Rd was lodged in March this year for a 17-lot community title development. That DA was under assessment and the property is zoned R3.
