Dulwich Hill apartment with 1796 page contract sells for $802,000
A two-bedroom apartment in Sydney has what might be one of the longest property contracts in Australia, and you won’t believe how many pages it is.
It may only be a two-bedroom apartment in Dulwich Hill, but that hasn’t stopped it from offering buyers the joy of reading what might be one of Australia’s longest property contracts.
All interested buyers in 10/2 Williams Pde were “gifted” the privilege of reading 1796 pages outlining the exchange of property.
Devine Real Estate’s Adrian Abrook, who just sold the property with his colleague David Diamantopoulos for $802,000, said it was a beast.
“It is the third time I’ve had a monster contract, but this is the biggest I’ve seen,” he said.

Mr Abrook said producing the contract was a heck of a job.
“It gave the printer a good workout, and easily killed more than a box of paper realms,” he said.
The contract’s size comes down to the strata plan including a clause about a lease to Ausgrid for an electrical substation.
“About three quarters of the contract is just for that,” he said.
Mr Abrook said traditionally strata contracts are always bigger than Torrens title properties, but rarely get anywhere near 1796 pages.
The size of the contract didn’t deter any buyers from the property with Mr Abrook and Mr Diamantopoulos negotiating the sale with two interested groups.
The property had a unique floorplan with the bedrooms on one level and the living on another level.
“Having a level of separation is what most people like in properties,” he said.
Buyers also loved that the property was centrally located close to parks, cafes and transportation.
