No. 99 Louisa Rd, Birchgrove, is believed to have sold for around its $7 million to $7.7 million guide.

According to CoreLogic data, a sale price in that range will make 99 Louisa Rd one of the highest sales recorded on the peninsula this year.

The property sits near the end of the Birchgrove peninsula.

It also follows the sale of renovation queen Cherie Barber’s waterfront home on the same street.

The three-bedroom house had been owned by the vendors for three years and was originally the boatshed for a nearby property.

The current owners have spent over $2 million remodelling the home and created a private sanctuary named Palazzo, which is designed with entertaining in mind.

The biggest selling point for buyers was surely the property’s gun barrel views of the Sydney Harbour Bridge and city skyline.
