A 6.7 hectare block of land in Spencer is one of the most naturally beautiful listings on the market … and at just $150,000, it is also one of the cheapest.

But there is just one little catch.

According to agent Alison Wade from Central Coast Select Properties, the natural waterfront site at 4200 Wiseman’s Ferry Rd is unlikely to be approved for development.

The land parcel is in a lush location, surrounded by nature.

“The current owners thought they might be able to build, but council restrictions won’t allow it,” she said.

“It would be great for recreational purposes, but you would be quite limited in what you could do with it.”

The listing suggests using the site as “your very own sunny fishing spot” or somewhere you can “swim, kayak and go boating on the beautiful Mangrove Creek”.

For nature lovers, the block would be the ultimate escape, with loads of vegetation, wetlands, native wildlife and surrounding natural bushland.

There is also access to the Hawkesbury River, a popular location for boaties.

Fishing, kayaking and water skiing are the mainstay of the river’s activities and you can grab lunch at several points along the river.

Five minutes down the road from the block of land there is the Spencer General Store, which includes a cafe, fishing tackle store and public wharf.

Hop in a tinny and explore the Hawkesbury.

Funnily enough, the Spencer General Store is also currently on the market with a price guide of $1.2 million.

Locals gather at the Australiana style shop to grab a coffee, pick up the weekend papers, or enjoy a bite to eat after a day on the river.
